Listing your property for sale involves a great deal more than calling an agent and signing a listing contract. There are many things to consider.

 

  • Are improvements needed to increase value? If so, what type and at what cost?
  • Is the market right for maximizing your profit?
  • Who and where are your competitors?
  • How long will it take to sell?
  • What will be the tax consequence?
  • What are the costs of sale?
  • What price to ask.
  •  Issues involving title.
  • Issues involving zoning.
  • Status of utilities.
  • Mortgage considerations.

 

These are just some of the things that must be determined and validated before you sign your listing agreement. Needless to say you dont want to use just anyone to guide you though this complicated process. You need a professional certified specialist that can answer questions, solve problems and give you the best service possible.

 

Our service starts with a meeting, preferably face to face, to discuss all the parameters of your needs. Then a plan of action will be agreed upon so that you feel comfortable with hiring us as your representative. Next signing the listing agreement, or employment contract will start the selling process.

 

Together we will do the due diligence to determine your risks, areas of importance to maximizing the sales price and complete a comparative market analysis to make sure the property is priced in a range that will assure you it will sell at a fair price and within a reasonable time.

 

Once the price and terms are decided upon and the property is listed we will set up the necessary marketing program to get the exposure required. As members of the Commercial Real Estate Institute we have direct access to all certified Commercial, Land and Leasing Specialist within the Institute. E-Mail flyers will go out to all members of CREI for exposure to their buyer base.

 

We will also place the property on the Prescott Association MLS as well as the Phoenix Association MLS. In addition the property will be put on LOOPNET, the number one national property-listing site for commercial properties, as well as the IDX and Realtor.com sites.

 

Your property will also be placed on our website www.PrescottInvest.com as a featured property.  A sign will be placed on the property if you desire and approve.

 

A periodic review of activity will be done and discussed with you so that you have a feel for what is going on with your property. Adjustments may have to be made so we can stay on top of it. We dont let a listing go stale. If a property gets stigmatized because of price or terms, no one benefits. If adjustments need to be made, we will be making recommendations to you for your consideration and approval.
